Inspections: Once you have found the perfect house and are under contract, it is time for inspections! Certain types of loans may require a specific inspection, but most don’t require
any. Your agent will work with your lender to determine if any are needed.
Below are some of the most common inspections. If a home inspector notes a system is not working properly, then a more certified technician may be needed to determine if a problem
exists.
- Home Inspection-Your home inspector will check out the majority of the house and let you know any and all things that could potentially be an issue. You will receive
a report that will provide you with a wealth of knowledge about your home, such as cut off locations. (Washers and Dryers are not checked in a home inspection)
Price is based on square footage and starts about $400. - Radon – Radon is a colorless, odorless radioactive gas that can lead to lung cancer. We do have Radon in this area. If a home test high for radon a radon mitigation can be installed to mitigate the problem.
Price starts at $125 - Pest Inspection – Wood destroying Insect report (termite) inspection and State Certificate Issue. It is always a good thing to know if termites have been in the wood of your home, and if any treatment is needed.
Inspections start at $125 - Well Inspection – If your home has a well, a well contractor can be hired to inspect the well, casing, gallons per minute, flow rate, etc. This does not include a water test.
Well Inspections Start at $350 - Water Testing – There are 3 different types of water testing:
– Basic Bacteria Test – Test for Total Coliform and E. Coli (starts at $99)
– Lender Water Test – Test for Total Coliform, E.Coli, Lead, Nitrate, Nitrite (starts at $165) Government loans (FHA, VA, USDA) require this test if home is on a well
– Premium Water Test – – Test for Total Coliform, E.Coli, Lead, Nitrate, Nitrite, pH, Total Dissolved Solids, Iron, Total Alkalinity, Copper, Phosphorus, Total Chlorine, Turbidity, Free Chlorine (starts at $240) - Survey – Surveys let you know exactly what you are buying, pinpoint your property corners and find any easements on the property. Survey prices vary widely, estimates are recommended.
- Septic Inspection – Septic inspections include locating the septic tank, property and permit research, uncovering tank lids, finding the drain field area, inspecting the tank, d.box, camera inspection of septic lines, written reports are provided.
Septic Inspections start at $350 - Septic Pumping – Pumping is not included with the septic inspection, but is recommended at the time of inspection.
Septic Pumping starts at $355 - Chimney Inspections – If your home is equipped with a wood burning fireplace a chimney inspection may be a good idea. There are different levels of chimney inspections.
