This is something every buyer needs to know: it’s possible to be denied a mortgage after you’ve already been pre-approved.
This happens when there’s a change in your credit, debt, or employment between what you were pre-approved with and what you try to get qualified for the mortgage. Pre-approval does not guarantee that you’ll get the mortgage in the amount you were approved for. That’s because every mortgage has to go through an underwriting process before it’s finalized, and sometimes things change between pre-approval and the underwriting. This can also happen if the property doesn’t meet the lender’s requirements or is appraised at a lesser value than the mortgage is for.
