With the new real estate changes coming August 1st for our area let’s review the impacts to buyers and sellers:
Sellers and listing firms won’t be able to advertise a compensation payout on the MLS. However, compensation can be marketed ANYWHERE else (social media, websites, over the phone, etc). We believe this will simply add one small step for Realtors, and it really shouldn’t have a noticeable impact on buyers/sellers at all.
Buyers will not be able to view a home with a Realtor unless they’ve signed some sort of representation agreement.
Two questions we have heard A LOT, and this is our 2 cents!
Why wouldn’t buyers just call the listing agents to see the house?
The listing agent works for the seller, and if that agent is good, they have already prepared them for this situation, thus giving them all the knowledge they need in advance. They work for the seller and any information they gather at that showing, they will relay to the seller! Buyers shouldn’t really want the listing agent representing them, probably on one of the biggest transactions they have made in their life! Very few agents actually do “Dual Agency” the right way, and if it was really explained correctly to buyers and sellers why would you choose that sort of representation.
Will buyers be responsible for paying their agent’s compensation?
There are many variables, but everything mostly points to an unchanged experience, with the majority of sellers being open to paying the buyers agent’s compensation or allowing the listing firm to share the compensation they are paying to a cooperating firm (the buyer’s agent) Sellers have always been allowed to offer as little as $1, yet I’ve never seen a $1 payout. Why? Most strong listing agents will show the correlation between incentivizing buyers and their agents, and receiving more showings, more offers, stronger offers and a professional experience. And make sure you ask yourself …..how many listing agents or sellers have gotten paid their compensation without a buyer?
At our firm we love both buyers and sellers and know they both deserve professional representation!! So, you won’t hear us saying we’re only working with one or the other.
